• Toronto Area Home Prices Dip Below $1 Million | Don’t hesitate to get in touch for any query. -226-883-4455 -realtorjpgill@gmail.com

Home prices across the Toronto area have dipped just below the $1 million mark, with the average sale price landing around $993K—about 3% lower than this time last year. For many buyers, this shift has nudged affordability in a welcome direction. However, it’s not just prices that have changed. New listings are down by roughly 14%, leaving just over 12,100 homes available, so choices are a bit more limited. REALTORS® reported a little over 5,000 sales in this period, a slight 2% drop from last year. With fewer homes on the market, competition among buyers may heat up, which can help support prices going forward.

While steady mortgage rates and positive economic updates are making homeownership more attainable, there are still some headwinds—trade concerns and the possibility of higher inflation and borrowing costs have made some households more cautious. If inventory continues to tighten and prices begin to rise, buyers might feel encouraged to make decisions sooner, and improved conditions for sellers could bring more homes to market.

As someone who believes real estate should be simple, transparent, and stress-free, I keep a close eye on these market shifts. Whether you’re buying, selling, or investing, understanding what’s happening right now can make all the difference when planning your next move.

GTA new home sales rebound masks a condo market in retreat

The Greater Toronto Area’s new home market has been a tale of two stories lately. We’ve seen single-family home sales surge—up 50% above the average with 781 units sold—thanks in part to an expanded HST rebate making a real impact for buyers. Meanwhile, condo sales have dropped sharply, falling 80% below the average at just 237 units. Prices reflect this shift: single-family homes are down 8.5% to $1.36M, while condos have inched up 2.5% to $1.05M. There are currently 18,546 units on the market.

  • Ontario Micro-Condos Face Steep Depreciation | Don’t hesitate to get in touch for any query. -226-883-4455 -realtorjpgill@gmail.com

The GTA real estate market continues to evolve, and as someone who focuses on helping clients make informed decisions, I want to highlight a key trend: micro-condos—those under 500 sq-ft—are seeing the steepest depreciation right now. In Mid-Q3 2026, the average selling price for a home in the GTA was $993K, down about 3% year-over-year, reflecting a broader shift in favor of buyers. Condos averaged $618K, also below last year’s numbers, but it’s the smallest units that have seen the most significant price drops.

Micro-condos in particular have become much tougher to sell, with buyers gravitating toward larger spaces that now fall within reach. In Early-Q3, nearly 98% of GTA condo sales (in neighborhoods with at least five sales) closed below the list price, giving active buyers more room to negotiate than usual. This trend extended to single-family homes as well, with underbidding seen in around 92% of neighborhoods, though condos were hit harder as investor demand cooled and more investor-oriented units remained on the market.

If you’re considering a move—whether buying, selling, or investing—it’s important to understand how these shifts could impact your strategy. My goal is always to keep real estate simple, transparent, and stress-free, so you can navigate these changes with clarity and confidence.
